Lease Renewals and Rent reviews.

Most commercial leases have provision for periodical passing rent reviews, and if appropriate, re-negotiations between the landlord and tenant. Likewise, lease expiry provides an opportunity for consideration of rental value and may also provide scope for revision of terms.

Needham Haddrell has an understanding of lease terms and their effect on value and is familiar with current legislation. We are aware that maximising returns and reducing liability are key and liaise with our clients in order to better understand their individual occupational and investment requirements. We take a proactive approach to negotiations and work hard to achieve the best possible outcome at rent review and lease renewal.

Planning.

Our comprehensive planning service is constantly updated in line with changes in legislation and guidance, and includes:

  • Full adherence to the 10 commitments

  • Pre-application discussions with planning authorities and key stakeholders

  • Interpretation of technical data such as supporting coverage plots and ICNIRP compliance certification and the preparation of planning justification documents in an accessible format

  • Submission of full planning applications, applications for determination of permitted development and licence notifications

  • Advice on planning conditions, their discharge and where appropriate, their lifting

  • Assessment of the likelihood of a successful planning appeal

  • An ability to identify alternative solutions in difficult planning cases to ensure minimal impact to a project rollout


Site Surveys.

Our extensive experience enables us to identify the potential for a telecoms installation on greenfield or existing buildings.

We will produce a comprehensive survey report tailored to your  needs with ranked options and incorporating:

  • Radio planning issues and relevant topographical features

  • Build-cost implications, including construction and maintenance access, proximity of services, ground conditions, rooftop structural integrity, horizontal and vertical separation etc...

  • A regard to local planning policy and guidance, with consideration of potential planning requirements such as painting and landscaping
