Energy Performance Certificates
Since August 2007 Energy Performance Certificates (EPCs) have been phased in for homes on the market in England and Wales. The certificate gives an energy efficiency grading from A to G in a similar way to many household appliances. It also gives a grade for Carbon Dioxide (CO2) emissions and advice as to how to improve the energy efficiency of a home.
In addition to homes for sale, rental properties will also require an Energy Performance Certificate (EPC) from October 2008.
The UK government has stated that Council Tax discounts are being considered as an incentive for improving home energy efficiency. Whether or not these are introduced, there is no doubt that it will be possible to achieve very real energy savings by following the advice contained within the reports associated with the EPC.
